  1. DECIDE.   Make the decision to sell your home yourself and COMMIT.  Call or email us, we are happy to help answer your questions.
  1. Price Your Home. If you do not know what price you want to ask for your property, contact us to either get you in touch with a “FSBO friendly” Realtor to help you with a MARKET ANALYSIS or contact a Professional Appraiser to confirm what comparable homes have sold for and WILL be used for “comps” when your home is sold.
  1. Tell Us About Your Home. As part of the ordering process you will complete a list of questions about your home that enable us to list it online. If an old listing of your home exists, then you don't need to supply much of the information unless it has changed. You may also complete the information form we provide you. Leave out any information you do not have readily available and we will work to find it. At any time you can email us exterior and interior PICTURES you would like on the website as well.
  1. Ready your Home for Buyers. We recommend you thoroughly read our Home Sale Guidebook which gives you expert advice on how to prepare your home for buyers to maximize your selling price and minimize the number of days before your home sells. As always, we are happy to answer any of your questions about preparing your home.
  1. Yard Sign Goes Up.  Your sign will usually be installed within five business days.  A brief recording on YOUR assigned extension will be recorded
  1. Buyers See Your Home.    Prospective buyers will call the number on the sign to get more specific info on your home.  Your MN/WI 4SaleByOwner.com liaison will contact prospects to assist in setting up appointments and/or confirm they are Pre-Qualified and more importantly… Pre-Approved.   Realtors will call you to schedule showings for their buyers as well.
  1. More Buyers Call.   Buyers without a Realtor will call you and ask for information about your home. They have seen your yard sign or advertising on our website.  You then schedule a time where you can show them your home.  At this point you can share with them the PARTERS that we have offered to you to reduce costs for both you the seller and them.. the buyer.
  1. Receive the Offer(s). One or more Realtors (or a buyer) will call you to present an offer. The presentation will highlight the price, closing date, other terms, and whether the buyer is pre-approved. The forms presented are nearly always on the same standard agreements. For buyers not represented by a Realtor, we recommend contacting our preferred Real Estate Attorney / Title Contact to review the offer, assist you with a counter-offer and/or acceptance. You can call or email us with as many questions as you want, we are happy to advise you.
  1. Closing on your home. With the purchase agreement completed, you are ready to set up closing.  Part of your closing costs includes a Professional Real Estate Title Closer that answers all your questions as you sign the handful of standard forms necessary to sell your home.

You Save $$$.   If the buyer did not have a Realtor, then you pay no selling commission at closing. You have just saved approximately 2.7% to 3% of the selling price of your home.  If the buyer was represented by a Realtor, part of your closing costs will be the selling commission to their Realtor of 3% (recommended) of the sale price which you determined above. You have just saved approximately $6,000 on the average Twin Cities home.
